Q: What does the next 30 days entail on-site, what can neighbors expect to see?
A: De-vegetation (long grass removal), mostly soil movement within site, heavier trucking and hauling
will begin mid- May.
Q: When will the Riverside Drive median cut occur, will traffic light installation be immediate after that?
A: Summer of 2025 for both, the infrastructure for the traffic light will be installed in unison with the
median cut.
Q: Where will the trades workers park?
A: On-site.
Q: During the various phases, what is the maximum number of workers that will be on-site?
A: 75-100 workers spread across development at height of construction.
Q: What are the hours and days of the week’s work schedule?
A: 7AM – 5PM.
Q: Will inspections of abutting residences take place in advance of major work, for insurance purposes?
A: No rock blasting is required for our excavations. Blasting would require pre-inspections of residences,
wells, utilities, structures within 75m of blasting area, but this is not required as we have no intension of
using this method of excavation.
Q: What communication strategy is in place should members of the community and/or my office have
some issues with the pending construction? Will you provide a site contact to address these situations
as they arise?
A: Typically, the constructor does not have direct contact/communication with the community. Reason:
if they do, they generally become more likely to visit the site without notice and at their own discretion
which is a liability. Stephanie will be the point of contact if and when situations arise. TDMB
representative would be a liaison/conduit between the community and construction team.
Q: What is the dust mitigation plan for the surrounding residences, and will the Docks offer free window
cleaning service at least once a year?
A: We will do our best to contain dust within site with mesh cloth on our fencing. We do not currently
have allotted monies carried within the construction budget for community window cleaning.
Q: What will be the frequency of cleaning of Riverside Drive from mud, gravel, and other debris?
A: When necessary. We will have mud mats at the entrance/egress points of the site that will reduce the
amount of mud being tracked onto Riverside itself, but this is very dependent on weather.
The Docks Spring Update
Dear Mooney’s Bay Community,
As the spring season blooms around us, we wanted to reach out and provide you with an update on the progress of The Docks at Mooney’s Bay as it continues to flourish.
Our team is gearing up to commence servicing construction by the end of April 2024 and we anticipate servicing activities to be in full swing by mid to late May.
During this phase, spanning approximately a year, our focus will be on extensive groundwork, encompassing excavation, installation of water, sewer, and gas lines. In addition, we will be installing roads, sidewalks, and streetlights. All construction activities will be conducted with strict adherence to traffic and noise regulations to mitigate any disturbances to the neighborhood.
With the commencement of this phase, we anticipate a rise in site activity in the coming months. We apologize for any inconvenience this may cause as construction vel cles and equipment enter the vicinity. All traffic will enter and exit by Riverside Drive.
